Seismic upgrades typically present a more complex and less predictable safety environment than new construction. Crews must modify an existing structure while managing concealed or unknown conditions, restricted access, temporary structural stability and, in many cases, occupied spaces. These projects require experienced field supervision, engineered sequencing, close coordination and disciplined temporary-work planning.

Seismic upgrades also demand specialized skills, tools and equipment not typically required in new construction. Superior Steel works closely with the engineer of record, architect, general contractor and other project stakeholders to address constructability challenges, develop practical installation approaches and safely implement specified reinforcement systems while preserving the structure’s architectural character.

We combine in-house LiDAR reality capture with practical structural-steel field experience to document existing framing, connection locations, elevations, clearances and installation constraints. The value of a scan depends on knowing what to capture and the level of detail and accuracy the project requires. Our field-informed approach produces useful existing-condition data for new construction, seismic upgrades, renovations and complex installations.

Registered point clouds can be integrated with our 3D Tekla models to compare proposed steel against actual field conditions, identify conflicts and verify fit before fabrication and delivery. This process helps reduce avoidable RFIs, field modifications, rework, installation delays and schedule risk.

These capabilities support facility managers, hospitals, universities, architects, engineers, general contractors and BIM/VDC teams that require reliable existing-condition data for design, coordination, renovation, maintenance and construction planning.

Superior Steel takes a flexible, project-specific approach to fabrication. In addition to our own fabrication shop in Kent, Washington, we work with a trusted network of qualified, AISC-certified regional fabricators. This allows us to align each fabricator’s capabilities, capacity and location with the project’s specific steel packages, sequencing requirements and delivery schedule.

This scalable model allows multiple steel packages to be fabricated concurrently, expands available capacity and supports phased or accelerated deliveries—all under Superior Steel’s coordination. Our Kent fabrication shop provides additional control and responsiveness for supplemental steel, urgent modifications and other time-sensitive project needs.
